This Offer Platform is NOT an auction. Seller has a right to accept, reject, or counter-offer the highest bids.
The high bid is subject to the Seller accepting, & Hotel Esperanza has a right of first refusal. **
Once accepted by Seller, the "Offer to Acquire" will be drafted.
Winning Bidder to sign "Offer to Acquire" within 48 hours after presented, then a 10-day due diligence period begins
The Offer to Acquire will require:
All cash purchase
20% initial deposit plus $2,650usd escrow fee and pre-closing costs
An additional $15,000 deposit to go towards the purchase at closing per week used prior to closing should be anticipated.
The 2024 HOA dues will be prorated at closing between the purchaser and seller
The closing date will be programmed after the offer to acquire is fully executed by both seller and buyer.

Proposed renovation of four-bedroom villas with a potential special assessment determined by a majority vote by fractional owners
Seller declares that there is a pending resolution for a Potential Special Assessment (“PSA”) related to past deficits. The final amount is yet to be determined by the Homeowners Association (“HOA”) but is proposed to be 30% of the 2024 HOA dues.
Seller will deposit an amount equivalent to 30% of the 2024 HOA dues in the escrow account, which will be held until an invoice from HOA is provided for such PSA.
