All offers are CONFIDENTIAL and will only be seen by Seller's Agent and/or Seller.


SparkOffer will have real time standings based on prices submitted, and Buyer or Buyer’s Agent can update their offer using the site.

 

The listing agent will review all offers with the Seller at the end of the e-Offer period.   Seller has a right to accept, reject, or counteroffer a Buyer’s offer at any time during the offer period. 

 

At the conclusion of the offer period, the listing agent will review All offers with the seller. 

 

After the seller selects the winning offer, the Listing Agent will notify the selected Buyer or Buyer’s Agent order in to submit their offer in writing on the CA Residential Purchase Agreement and Joint Escrow Instructions Form (C.A.R Form RPA). 

 

Buyer or Buyer’s Agent must send CAR Form RPA form along with proof of funds, signed seller addendum, and signed counteroffer (if any) within 24 hours after contacted by Listing Agent.

 

The contract will allow for: 

 

·        5-day home Inspection Contingency

 

·        15-day Loan / Mortgage Contingency

 

·        Ability to Cover Appraisal Gap

 

·        Minimum 3% EMD of Purchase Price (unless it is a VA Buyer or a Down Payment Assistance Loan)

 

Buyer’s Agent Commission:  2.25%
