Terms

  • The Buyer will pay a 7% buyers premium on top of the purchase price. 
  • Sale to the best bidder, or bidders (in the event of the sale of multiple lots to multiple persons or a group bid), subject to the approval of seller within 48 hours of the conclusion of the offer.
  • Immediately upon the conclusion of the Offering, Buyer(s) shall pay 10% of the total contract price to the Broker as Earnest Money.
  • Closing of the sale shall occur on or before August 7, 2023.
  • The Escrow Agent is Chicago Title Company.
  • Title shall be transferred by a Special Warranty Deed or Statutory Warranty Deed
  • Seller shall pay the cost of a standard owner's policy of title insurance. Any extended coverage or special endorsements to be paid by buyer. The property shall be insured as free and clear of all monetary liens and encumbrances.
  • Buyer and Seller shall split the costs of escrow.
